+ Can we visit San Diego without a Rental Car?

Yes, you can, though it is fairly time-consuming and involves walking and a lot of patience. If you're going to go without a car, the public transit system includes buses and trolleys (electric streetcars). You can buy 1, 2, 3, 4, 5 and 14-day and one month passes that allow you on any line except some special express lines which are for commuters. You can get to almost any tourist destination with a combination of buses, trolleys and walking. More info is at http://sdmts.com

If you're up for a day to sightsee San Diego, you can use the Old Town Trolley tour, a privately run service that is a bus designed to look like a trolley car: http://www.trolleytours.com/san-diego/ - It's a hop-on, hop-off service.



+ What is there to do around Imperial Beach?

Imperial Beach, a classic southern California town, is known for outside activity. Here are just a few things you can do around town:

  • Visit Nature
    • Tijuana Estuary Visitor Center - At this estuary, nature surrounds you. Enjoy the bird calling, lizards scurrying and native plants growing. Look for the endangered and elusive light-footed clapper rail (bird).
    • Bird watching

  • Activities / Outdoor Recreation
    • Walk along the Silver Strand State Beach - This 2.5-mile stretch of coast trimmed with silver shells (giving it the unique name).

    • Bayshore Bikeway - is a 24-mile bicycle facility around the San Diego Bay. Currently, approximately 13 miles of bicycle paths are in use on the Bikeway. The rest of the facility consists of on-street sections designated as either bicycle lanes or bicycle routes.

    • Imperial Beach Pier Plaza includes:
      • a formal entrance to the pier and beach - stroll along the pier and look for dolphins that swim along the coast

Rates & Payment


+ How much of a deposit do you require to hold a reservation?

To reserve On Seacoast, we require a 50% deposit along with a signed rental agreement. Your final confirmation payment is due 30 days prior to arrival. If you book a reservation less than 30 days prior to arrival, the full balance is due at the time you reserve the condo, along with a signed rental agreement.

Leases are signed electronically using DocuSign or by fax.

+ When is your payment due?

In order to confirm your reservation, your final payment is due 30 days prior to arrival.

+ What payment methods do you accept?

We offer our guests a variety of payment methods:

  • Bank Wire Transfer or Person-To-Person Bank Transfer

  • Business or Personal Checks - A one month payment must be received at least 30 days prior to arrival. Checks returned for non-sufficient funds will automatically VOID the reservation.

  • PayPal - If you would like to pay via Paypal, we will send you:

    • Two payment requests:

      • a PayPal email for 50% reservation deposit, along with a rental agreement
      • a PayPal email requesting a 50% balance-due 30 days prior to arrival, plus a $100 service fee.

        Note: If a reservation is made within 30 days of arrival, to confirm a reservation, a full payment requewt of 100% is required, along with a signed rental agreement.

+ Do you accept credit cards?

+ How does an online person-to-person bank transfer work?

Most US Banks offer a secure Person-to-Person (P2P) transfer option through their website, mobile website or mobile app. Your rental can be paid securely using a bank transfer to our email address. Log on to your bank’s website, mobile website or a banking app on your smartphone or tablet and look for Person-to-Person Transfers.

Rental Terms & Conditions


+ What does the Security Deposit Cover?

The security deposit is used to cover significant damage to the property or contents during your stay. We understand there will be normal “wear and tear” over time, and therefore do not charge for minor breakage or incidental damage. Examples of items that will be charged against the security deposit:

  • Broken furniture caused by improper use (jumping on beds, rocking on dining room chairs)
  • Major stains or scratches in furniture that require repair or replacement
  • Fire damage or burn marks left on furniture
  • Evidence of smoking or unapproved pets in the house
  • Hole punched in wall or door
  • Broken windows or doors
  • Missing property, theft of property
  • Excessive cleaning (requiring more than the typical 4 hour cleaning service)
  • Extra over-night guests not identified on the rental agreement
  • Evidence of a party not cleared through management and indicated on rental agreement
  • Any incident that draws police to the property (such as a neighbor reporting excessive noise or disturbance).

+ What is the minimum age to rent the property?

The primary renter needs to be 25 years or older and must be an overnight guest the entire duration of the rental period. The primary renter cannot sign the paperwork, show up at check-in and leave the property to other guests under 25 years old.

+ What is your cancellation policy?

We provide the following refunds:

  • A full refund (less $100) for cancellations that are received more than 60 days prior to arrival
  • 50% refund for cancellations 30 to 60 days prior to arrival
  • No refund for reservations cancelled less than 30 days prior to arrival

Every attempt will be made to re-rent the property. If we are successful, any forfeited deposits will be refunded to you less a $50 re-listing fee.

+ Do we have to clean the condo before we leave?

We ask that all guests keep the condo clean and tidy during their stay, and leave the house in good condition when they check out. The cost of the $150 cleaning fee is paid to a professional cleaning staff to clean the property thoroughly between guests, launder the bed linens, towels, and kitchen linens and remake the beds.

We ask that you PLEASE do the following cleaning prior to leaving:

  • Take out the trash and recycling to the large bin located, located in the parking area
  • Load all dirty dishes and start the dishwasher
  • Leave sheets, blankets, and pillows on the beds, or piled in one of the bedrooms - you do not need to do any laundry prior to leaving.
  • Place used towels in the hampers or in the bathtub
  • Please notify us if you experienced any problems during your stay, such as broken appliances, light bulbs or batteries that need replacement.

  • Please let us know if you require additional clean towels during your stay.
  • Guests may be charged for the cost of replacement of towels if the white towels have been stained from washing with colored (beach towels).
  • The pre-paid cleaning fee charged for each stay is not a license to leave the house a mess. Any excessive cleaning required beyond the typical 4 hour service will be withheld from the refundable security deposit.

+ Can guests smoke at your property?

On Seacoast does not allow smoking within the condo or on the common balcony. If there is evidence a guests has smoked indoors, the guest will be subject to a charge against their security deposit, for additional cleaning and/or professional service to deodorize the condo.

+ What is the check-out policy?

Before you depart, we ask our guests to PLEASE:

  • Leave the condo keys inside the condo on the kitchen counter
  • Turn off the lights and television
  • Lock the condo

We ask you to PLEASE:

  • Leave food out on the counters
  • Load all dirty dishes and start the dishwasher
  • Bring all recycling and bagged trash to the bins on the side of the condo complex
  • Leave sheets, blankets, and pillows on the beds, or piled in one of the bedrooms
  • Place used towels in the hampers, in the bathtub
  • Notify us if you experienced any problems during your stay, such as broken appliances, light bulbs or batteries that need replacement.

Guests may be charged the cost of replacement if the white towels are missing or if they have been stained from washing with colored towels.

+ When is trash day?
  • Trash is collected in a large dumpster located in the parking lot. Before you arrive, we will provide you with the lock combination to enter the dumpster area.
  • Blue recycling cans are located within the dumpster area.
  • Both trash and recycling are collected once a week.

+ Do you have an instruction booklet within the condo?

Yes. We have created a Renter's Guide/Booklet that has extensive information about the condo, property management, local resources, Imperial Beach and San Diego. If there are any questions that you may have that are not answered within the booklet, please feel free to contact us.


+ How do I confirm my reservation?

To confirm your reservation, we ask for a signed rental agreement along with a 50% deposit. The remaining balance is due 30 days prior to arrival. Reservations made within 30 days of arrival require payment in full, along with a signed rental agreement to confirm. The reservation details (check-in date & time, check-out date & time, number of guests, primary contact) cost, payment schedule and cancellation policy are all outlined on the rental agreement.

+ Is there a specific check-in day?
We currently allow check-in any day of the week based on availability. Contact us if you have any questions!

+ How / when do I get the keys to the condo?

We have installed a Keyless entry to the unit and will provide you with the combination once the contract has been signed and a deposit has been received. When you arrive, you will simply need to know the combination to enter the unit. The reason for a "keyless" entry is to prevent lossing keys and/or locking yourself out of the unit.

+ Do you offer early check-in or late check-out?

If we have no other reservations the day of your check-in or check-out, we will extend these hours free of charge if requested within 24 hours of your arrival/departure:

  • The 4pm check in can be extended to noon
  • The 11am check-out can be extended to 5pm

+ Does the condo sleep more than 4 people?

On Seacoast comfortably sleeps 4 adults between the two bedrooms:

  • Master Bedroom: California King (72″ wide x 84″ long)
  • Second Bedroom: Queen (60″ wide x 80″ long)

+ Are there stairs to the property?

Yes, there are 2 flights of stairs to get up to the 3rd floor. There are no internal steps or stairs inside the condo and the complex does not have an elevator.

+ Is the condo suitable for elderly travelers?

We’ve hosted many active elderly guests who have found the condo comfortable and did not experience any problems with the two flights of stairs leading up to the unit. With this being said, the condo is not suitable for guests confined to a wheelchair, with heart issues or mobility issues as the complex does not have an elevator.

+ Is the neighborhood quiet?

On Seacoat condominium complex is located in a quiet neighborhood, surrounded on three sides by the Tijuana Estuary and across the street from the Pacific Ocean. There is a single road located infront of the complex.

In the evening hours, you can hear the bird calls from the estuary and the soothing sound of the pacific ocean.

Helicopter Noise exist during the week (Monday - Friday) when the Naval Outlying Field (NOLF) Imperial Beach conducts helicopter training exercises. They standardly do not fly on the weekends or on holidays. Homeland Security and the Coast Guard also fly random helicopter missions along the coast to provide security for the USA.

+ Is the neighborhood safe?

The area in an around Seacoast Drive is extremely safe and quiet with multiple county, state and federal agencies patroling our beaches and estuary.

In the morning, you'll see many early birds enjoying a walk on the beach or a stroll with their cup of coffe along Seacoast Drive. Looking out the dining room window at the estuary, you will see individuals or groups of birders with their high powered binoculars searching for the elusive clapper rail. At night, you'll also find individuals running their dogs or couples walking to and from the local restaurants. Of course, we encourage you to always use common sense and caution when walking alone.

Seacoast Dr / Imperial Beach Blvd median real estate price in 2014 is/was $420,918, which is more expensive than 52.9% of the neighborhoods in California and 87.8% of the neighborhoods in the U.S. Most of the residential real estate is occupied by a mixture of owners and renters with 21.5% of the IB owners being seasonal / vacation home owners. The neighbors in the Seacoast Dr / Imperial Beach Blvd neighborhood in Imperial Beach are upper-middle income, making it an above average income neighborhood. NeighborhoodScout's analysis reveals that On Seacoast's neighborhood has a higher income than 69.4% of the neighborhoods in America.

What a cute place!
My husband and I were so excited to find such an affordable place right across the street from the beach in San Diego. Truly, the beach access could not be beat! And talk about not being crowded - sometimes we only saw a handful of people walking on the beach. It was like it was our own private beach!

Eating out was great. Our favorite local restaurant was the Forum. We walked there every Friday night on our way home from the Farmer's Market. We loved that too! And when we wanted to switch things up a little, we just drove 15 minutes north along the coast to eat dinner or have a drink in Coronado.

About the condo - we thought it was so cute and we loved that there was no one above us and only one couple to the left of us. We really needed a long vacation and your place ended up being totally what we needed - peaceful and relaxing. We'll definitely be coming back!
